      What does a general home inspection actually cover?
      A visual review of the readily accessible parts of the home — structure, roof from what's visible, electrical, plumbing, HVAC, insulation, drainage, exterior, and major appliances. What it does not include is what surprises people: sewer laterals, detailed roof life assessment, termites, pools, and anything concealed behind finishes.
      Do I really need more than the general inspection?
      Sometimes no. But if you have mature trees near the line, a roof past about twelve years, an unknown electrical panel, a slope, or a pool, then yes — and each of those adds one specific inspection, not a whole package. That's exactly what the planner is for: telling you which ones apply and which don't.
      What's a four-point inspection and do I need one?
      It's a focused look at roof, electrical, plumbing, and HVAC, usually requested by an insurer before writing or renewing a policy on an older home.       Should I attend the inspection?
