Our estimating tools
The calculators, configurators, and planners on this site produce planning estimates based on the information you enter and typical market ranges. They are not quotes, not offers, and not professional advice. Actual pricing depends on site conditions, current material costs, and a review of your specific project. Nothing generated by a tool on this site creates a binding commitment by either party.
Plan sets sold through our store
- All plan sets are unstamped reference drawings. We do not sell stamped drawings and do not offer stamping.
- Permit requirements vary by state, county, and city. You are responsible for confirming local requirements before construction.
- Depending on your jurisdiction and project, a locally licensed engineer or architect may be required to review, adapt, and seal drawings before submittal.
- Site-specific conditions — soil bearing, slope, frost depth, seismic design category, wind speed, snow load, and drainage — are not accounted for and require local verification.
- Structural modifications such as longer spans, added loads, or different footings invalidate the design.
- Plan sets are licensed for your own project. Commercial or multi-project use requires a separate license.
Digital products and refunds
Plan sets are delivered instantly as digital downloads and are non-refundable once downloaded. If a file is corrupt, incomplete, or does not match its description, contact us and we will replace it or refund it. Where we state that a purchase is credited toward a custom design fee, that credit applies to a design engagement with us and has no cash value.
Design and drafting services
Drafting services are production drafting. We do not stamp drawings, do not visit sites, and do not make design decisions requiring a licensed professional's judgment. Field accuracy of any measurements you provide remains your responsibility. Where we state that plan-check revisions are included, that applies to corrections arising from our drafting, not to design or code issues outside our scope.
Inspection services
Inspections are visual assessments of accessible conditions at a point in time. They are not warranties or guarantees of the condition of a property or any component. We do not perform repairs, which is why our findings are not influenced by repair work. Any repair cost figures we provide are estimates.
Intellectual property
All content on this site, including drawings, text, tools, and images, is owned by BestHouse or its licensors. You may not copy, redistribute, or resell it without written permission.
Limitation of liability
To the maximum extent permitted by law, BestHouse is not liable for indirect, incidental, or consequential damages arising from use of this site, our free tools, or our plan sets. Our total liability for any claim relating to a product or service is limited to the amount you paid for it.
Governing law
These terms are governed by the laws of the State of California.
